WHEELOCK COMMUNITIES CELEBRATES MILESTONES IN SUNSET STATION AND THE DEMOLITION OF THE FNMA OFFICE BUILDING & GARAGE


 RESTON, VA., July 15, 2026 — Wheelock Communities today announced two landmark milestones in the development of the American Dream Way project located at 11600 American Dream Way in Reston, Virginia. Phase one of the project, Sunset Station, has completed its site infrastructure, and the community’s first residents have moved into their homes. Phase two of the project, the demolition of the FNMA office building and garage, has been substantially completed.


Sunset Station, the 82-home community located steps from Reston Town Center and a half-mile from the Wiehle-Reston East Metro Station, has reached a major milestone. The first building of townhomes is complete, and residents have moved in. Four more buildings are under construction and should be completed by fall 2026, with additional buildings being built on a regularly scheduled basis. Sunset Station, Dream Finders Homes’ Capitol Division’s newest offering in Reston, features three- to five-bedroom townhomes with soaring 10-foot ceilings on the main level, expansive open floor plans, lofts, and rooftop terraces, priced from $1 million.


Construction of the community playground is complete, and improvements to the walking trails around the pond are nearing completion. Pedestrian improvements on Sunset Hills Road, interior street paving, retaining walls, and sidewalk connections to the trails are in the final stages of construction. The community is quickly becoming a great place to host play dates,

take walks, and go for bike rides to enjoy the natural environment. The landscape has been installed, and much of the natural vegetation and trees that surround the community were retained, providing shade on many of the walking paths and gathering areas.

Wheelock Communities has completed the demolition of the former Fannie Mae nine-story office building and garage at 11600 American Dream Way. The 400,000-square-foot office building, which had stood vacant since Fannie Mae relocated to Reston Town Center in 2021, was removed in February 2026. The garage demolition was completed shortly thereafter in May 2026. Reaching the substantial completion of demolition is a significant step in preparing the site for the proposed future residential development. The site construction continues with backfilling and stabilizing the area and recycling the concrete that was demolished, with the goal

of finalizing the backfilling and recycling by end of 2026.


In February 2026, Wheelock submitted a plan amendment application to Fairfax County proposing up to 150 stacked townhomes on the Phase 2 site. The application proposes a new internal grid of streets, open spaces, and pathways that will connect the Phase 2 development to Sunset Station, the adjacent walking paths and the W&OD, and Reston Town Center,

creating a cohesive, walkable residential community.


The plan amendment application builds on a Site Specific Plan Amendment application (SSPA), would allow for residential use in place of the former office building. The SSPA was approved to proceed for further study by the Fairfax County Board of Supervisors in June 2025 and is being reviewed concurrently with the plan amendment application by Fairfax County. Wheelock has

committed to ongoing community communication throughout the review process and will continue providing regular project updates through the American Dream Way Project website and newsletter.
