SUNSET STATION PHASE 2 IS IN THE FINAL STAGES OF DEMOLITION
As summer begins, the demolition of the FNMA building and garage is winding down, and the backfill phase of the project is well underway. To date, approximately 30% of the backfill has been completed. When portions of the void are ready to be in-filled, the demolition contractor utilizes a certified third-party vendor to verify that the material was laced and compacted per all
requirements and specifications.
A large portion of the primary backfill material is made of recycled concrete that comes from the previous office building structure. On-site processing of the concrete is done with a specialized piece of equipment. This recycling process creates suitable material to backfill the voids left by the office building and garage footprints. The balance of demolished materials that cannot be used will be properly removed by truck via the southeast entrance to Sunset Hills Road.
The demolition contractor is nearing full completion of the demolition of the underground garage structure. There are only miscellaneous sections of the garage that need to be demolished, which will be completed as the backfill work progresses. We continue to anticipate the completion of backfill and demolition in 1Q 2027.

SUNSET STATION UPDATE
Sunset Station is a popular community for move-up home buyers from the local area looking for new homes conveniently located to Reston Town Center. Since opening in March 2026, the community has sold over 35 homes and has welcomed several residents to the community.
